Richmond is an island city comprised of a series of islands nested in the mouth of the Fraser River including Sea Island, most of Lulu Island, and fifteen smaller islands. City planners are implementing strategies that will make the city core more attractive, livable and walkable. The Canada Line connects Vancouver with Central Richmond and the Vancouver International Airport with a transit capacity equivalent to 10 road lanes and 16 stations and serves to link the growing residential, commercial, health, educational and other centres in the region.

The Official Community Plan encourages a diversity of housing forms at a range of different prices in order to accommodate all ages, income ranges, and family structures. A significant portion of the new development is high-density, multi-family developments concentrated around the city centre. Housing ranges from condominiums to medium priced homes, all the way up to exclusive executive waterfront residences. At its core, Richmond’s City Centre/Brighouse is a high-density multi-family housing neighbourhood showing continued growth. The 2016 Census indicated that there are 73,460 occupied private dwellings in Richmond.
